Georgetown’s housing market is striking a steady balance as summer wraps up. Prices remain healthy, homes are moving at a reasonable pace, and buyers have more options than they did a year ago.

According to UnlockMLS, the median home price in Georgetown for August was $456,000, down slightly from last year. Homes spent a median of 48 days on the market, which is longer than during the boom years but still reasonable compared to historic norms. Months of inventory sits at 5.2 months on average for new construction and existing homes.

Closed sales were down year-over-year, and total sales volume dipped as buyers became more selective. Meanwhile, inventory has expanded, giving shoppers more choices and easing the pressure on bidding wars.
