A recent Newsweek article highlighted a home in Austin’s Bull Creek area that has seen a staggering 27.69% price drop since its original listing. You can read the full article here.
But does this one property reflect the entire Austin market? Not exactly. It’s not an accurate representation of the luxury submarket or even its specific geographic area.
This home’s dramatic price cut, however, highlights a trend realtors are seeing more often—sellers clinging to COVID-era valuations.
If you’re new to Austin, here’s some context: from 2020 to 2022, home prices skyrocketed—many neighborhoods saw values jump 50-100% in just two years. That level of appreciation was an anomaly, driven by unique market forces.
Fast forward to today: Austin’s market is shifting. With higher inventory and elevated interest rates, we’re moving from a balanced market to a buyer’s market in some submarkets. That means more competition for sellers.
If you’re thinking about selling in 2024, here’s my top advice:
✅ Request a trend chart from your realtor showing historical price growth in your neighborhood over the past 10-20 years.
✅ Use this alongside recent comparable sales to determine a realistic list price.
✅ Keep in mind: Austin’s long-term appreciation averages 3-4% per year—COVID-era growth was an exception, not the rule.
✅ Work with your realtor to ensure your home stands out—beyond just price.
